I have a 5 week Plan of Action for a road map to your home's successful sale, with 30-45 day client reviews so you always know where you stand and what is happening with your home's sale.
I will provide you with a full service Exclusive Right to Sell agreement that allows for me to provide all of the services described below plus more, with the addition of signage, advertising, internet marketing, and MLS listings on both the Quincy Association of REALTORS MLS in IL and MARIS MLS in MO.
I will make arrangements for all showings, including access to the home and answering any questions I can for prospective purchasers. I'll be working as your Designated Seller’s Agent and representing only your interests, not those of any buyer.
If there is a contract from another real estate broker I will receive it and deliver it to you for consideration and discussion. If an offer will be made by an unrepresented buyer who requires assistance, I can help them prepare a sales contract but again, will NOT represent their interests, only yours (if they desire representation, I will refer them to a cooperating broker in return for a 25% buyer referral fee). That means I won’t be offering any recommendations or guidance to them in what kind of offer they should make (besides asking price) nor with any sale terms, like inspections, seller concessions, etc.
I will, however, offer that type of guidance to you, in order to see that you get the most money and the quickest sale with the fewest problems possible.
I prefer to meet in person but when necessary, I provide e-signature service so offers can be emailed to you-no printing or signing of paperwork will be required. This will enable you to receive offers at home or on the road via email and discuss the price/terms with me for recommendations on how to respond and what to watch out for. I will provide a Seller’s Net Sheet that can show an estimate of the net sale proceeds after all expense are paid. You can then e-sign the documents and they will be sent back to me so I can present them to the buyer or their agent.
